Power Up Your Home Selling Activity Through Remodeling

by Laurel Lindsay

Each person has a clear picture of their dream home. Unfortunately, they have a limited grasp at how they can make a sound investment in real estate properties. When the necessity and opportunity for a home improvement comes around, most homeowners feel overwhelmed by the requirements of such venture.

Foremost of your concern is to add mileage to your available budget and get the best value of your hard-earned money. There are several items that must be integrated into the home remodeling equation to ensure that you don't spend beyond your present means for a particular home expansion or remodeling project.

Whether the task involves repainting of a room, remodeling of your kitchen or bathroom or adding a second story, you must have to make informed choices. Let us take a careful look at some of the essentials that you must take into account for a successful and cost effective home improvement ventures:

ITEM #1 - Clarify your priorities and goals

Before you start considering other things related to the home improvement project, it is crucial that you establish the priorities and goals of the task. This will help you assess the project whether it will require the services of a home improvement specialist or not. Your decision shall depend on your time availability and the home improvement project requirements. If you are planning to implement a home improvement project that requires high level of technical skills and specialty, then you will have to include the professional service of a reputable home improvement provider in your list of must-haves.

As soon as you have ascertained your need for the service of a home improvement contractor, the next item that you have to attend to is the selection of the right service provider for the specific home improvement job. The primary challenge is how to find and select the right service provider for the project. Before you make your final choice, it is crucial that you get information from Better Business Bureau for feedback and reference on past performances and track record of the contractors under consideration.

ITEM #2 - Break down a major project into small tasks

If it is your first time to engage in a major remodeling project in your home, then it is wise to implement the project on a staggered or piecemeal basis. In this way, you don't get overwhelmed by the complexity of the project. Establish your priorities and determine the logical work flow. Once done, establish your timelines for the various components of the project.

A practical approach for this type of projects is to start with the minor tasks. These are the tasks that you can do on your own or with minor intervention of a professional home improvement specialist. Once these are done, you can progress to the more complicated and critical aspects of the home improvement project until you are able to achieve the desired result and final look.

ITEM #3 - Manage your Home remodeling budget

One of the essentials that you cannot do without is the home remodeling budget. You need to have one in place before you commence with your remodeling activities. Thus, you will have to make sure that you are within the established budget range. However, there are sudden revelations while the project is in progress that may necessitate upward adjustment of the budget.

The rule of thumb for budget setting is to allocate 15% of total cost as buffer for unforeseen and un-programmed expense items. A budget is particularly important if you are working with a service contractor. That being said, your financial plan, just like the project proposal presented by your contractor, remains to be just an ordinary collection of information. It gains relevance only when it is properly followed and complied with during the course of the home improvement project implementation.

Revell 1/72 T-80 Main Battle Tank - A Building Review

Yes, I know its another Russian Tank.. but it's a model I finished a couple of weeks ago, and the only model I had ready to make a video of.. so there!! :)

Current projects include a Swedish SE-104 Glider (1/72 resin kit) and a Sukhoi Su-25 (1/72 Revell kit),
plus the one I'm working on right now, i.e the T-33 Shooting Star (Academy 1/48).

The decals are giving me bother, so the build will take longer than anticipated, while I work my way around them and try to solve the problem without dissolving the decals..
